Air Conditioning Maintenance

Annually/Half-Yearly/Quarterly maintenance for a air conditioning system is
crucial to keep it operating efficiently and to extend its lifespan. Here's a detailed
checklist for maintaining a split AC unit:


Indoor Unit Maintenance
1. Clean or Replace Air Filters:
- Remove and clean the air filters. If they are damaged or too dirty, replace them.
2. Clean Evaporator Coils:
- Inspect and clean the evaporator coils to ensure efficient heat exchange. Use a
soft brush or a vacuum cleaner.
3. Check and Clean the Drain Pan and Pipe:
- Inspect the drain pan and pipe for blockages and clean them to prevent water
leakage and mould growth.
4. Inspect Blower and Fan:
- Check the blower and fan for dust and debris. Clean them to maintain proper
airflow.
5. Inspect Electrical Connections and Controls:
- Ensure all electrical connections are tight and inspect the control system for
proper operation.
6. Check Thermostat Settings and Functionality:
- Verify that the thermostat is functioning correctly and is set to the desired
temperature.


Outdoor Unit Maintenance
1. Clean Condenser Coils:
- Remove debris and clean the condenser coils to ensure efficient heat exchange.
2. Inspect and Clean the Area Around the Unit:
- Clear any debris, leaves, or obstructions around the outdoor unit to maintain
proper airflow.
3. Check and Clean the Fan and Motor:
- Inspect the fan blades and motor for wear and clean them to ensure smooth
operation.

4. Inspect Electrical Components:
- Check all electrical connections, capacitors, and contacts for wear or damage.
5. Check Refrigerant Levels:
- Verify that the refrigerant levels are correct. If low, check for leaks and recharge
the refrigerant if necessary. (Additional charge if recharge is required)

 

System-Wide Maintenance
1. Check for Refrigerant Leaks:
- Inspect all refrigerant lines and connections for leaks.
2. Inspect and Seal Ductwork (if applicable):
- Check for leaks or damage in the ductwork and seal any leaks to improve
efficiency.
3. Lubricate Moving Parts (if applicable):
- Lubricate motors and bearings to reduce friction and wear.
4. Inspect Insulation:
- Ensure that all refrigerant lines are properly insulated and replace any damaged
insulation.
5. Test System Performance:
- Turn on the system and test its performance, ensuring it cools/heats effectively
and reaches the set temperatures.
6. Check for Unusual Noises or Smells:
- Listen for any unusual noises or detect any strange smells that could indicate a
problem.
